Privacy Policy
Effective date:
This Privacy Policy explains how Properkey (doing business as Triple Broker) (“we,” “us,” or “our”) collects, uses, shares, and protects personal information through TripleBroker.com (the “site”), including the contact and insurance quote forms on the site.
It does not cover other websites we link to, and it does not replace any privacy notice you receive when you apply for a loan or buy insurance (see Loan and insurance clients).
At a glance
- We collect what you send us through our forms, plus basic technical and analytics information.
- We use it to answer your request and to provide real estate, mortgage, and insurance services.
- We do not sell your personal information or share it for cross-context behavioral advertising.
- This site does not take payments, create accounts, or collect your precise location.
- You can reply STOP to any text to opt out, and you can make a privacy request without giving a phone number.
1. Information we collect
Information you give us
- Contact form: your name, email address, phone number, the service you are asking about, and your message.
- Insurance quote form: your name, email address, phone number, the types of coverage you choose, your ZIP code (optional), any notes you add (for example, your current carrier or renewal date), and any discount groups you check (for example, a profession or membership group).
- Your text-message consent record: whether you checked the consent box, which version of the consent wording you saw, and when and from which page you gave it.
- Privacy and accessibility requests: your name, email address, and your message. A privacy request also has an optional phone number field, so you can tell us which number to stop calling or texting. Accessibility requests do not ask for a phone number.
- Other communications: anything you tell us when we talk, text, or email about your request.
Information collected automatically
- With each form you send: your IP address, your browser type (user agent), the page the form was sent from, the date and time, and how long the page was open before you sent the form (to help us filter spam).
- How you found us: the website that referred you, the first page you visited on this site, and any campaign tags in the link you followed (utm_source, utm_medium, and utm_campaign). Your browser keeps this in session storage (not a cookie) until you close the tab, and it is sent to us only if you submit a form.
- Analytics: Google Analytics 4 uses cookies to collect the pages you view, the type of device and browser you use, and your approximate location based on your IP address. See Google Analytics, cookies, and privacy signals.
- Server logs: like most websites, our web host’s servers automatically record basic technical information, such as IP address, browser type, the pages requested, and the time, to operate and protect the site.
What this site does not collect
This site does not take payments, does not create user accounts or ask for passwords, and does not collect precise geolocation from your device. Please do not send Social Security numbers, bank or card numbers, or other sensitive financial information through our forms.
2. How we use information
We use the information described above to:
- Respond to your request and contact you about it by phone, text message, or email.
- Provide the real estate, mortgage, and insurance services you ask for, such as preparing an insurance quote or discussing loan options.
- Tell you about our real estate, mortgage, and insurance services. We send marketing text messages only if you agreed to receive them, and you can opt out at any time (see Text messages).
- Understand how visitors use the site and which pages and campaigns lead to inquiries, so we can improve the site.
- Keep records of consent and communications, and meet our legal, regulatory, and licensing obligations.
- Protect the site and our forms against spam, fraud, and abuse.
4. Loan and insurance clients
If you apply for a loan or buy insurance, you may receive separate privacy notices required by federal and state financial-privacy laws, for example from us, the lender, or the insurance company. Those notices explain how the information in your application is handled, and they apply in addition to this policy.
5. Google Analytics, cookies, and privacy signals
We use Google Analytics 4, a web analytics service provided by Google, to understand how visitors use the site. Google Analytics sets cookies in your browser and collects information such as the pages you view, the type of device and browser you use, and your approximate location based on your IP address. When you send a form, we record in Google Analytics that a form was sent and which service it was about, but we do not send your name, email address, or phone number to Google Analytics.
Google signals and ad personalization are turned off for this site. Other than Google Analytics as described here, we do not knowingly allow other companies to collect personal information about your online activities over time and across different websites when you use this site. Our pages also load fonts, icons, and styles from content delivery networks such as Google Fonts, which receive your IP address and browser information when your browser requests those files.
Your choices
- You can stop Google Analytics from collecting data about you by installing the Google Analytics Opt-out Browser Add-on.
- You can block or delete cookies in your browser settings. The site still works without them.
- You can read how Google uses information from sites that use its services.
Global Privacy Control and Do Not Track
Global Privacy Control (GPC): if your browser or a browser extension sends a Global Privacy Control signal, this site does not load Google Analytics.
Do Not Track: some browsers offer a “Do Not Track” setting. We do not respond to Do Not Track signals; we do honor Global Privacy Control as described above.
6. Text messages (SMS)
Our contact form and insurance quote form ask for your phone number and your consent to be called and texted. Checking the consent box is required to submit those forms. Consent is not a condition of purchasing any property, loan, insurance, or other goods or services. You do not need to give a phone number or agree to texts to make a privacy or accessibility request.
Program details
- Who sends the messages: Alexander Good and Triple Broker (a DBA of Properkey).
- What we send: messages about your request, and marketing messages about our real estate, mortgage, and insurance services. Messages may be sent using automated technology.
- How often: message frequency varies.
- Cost: Msg & data rates may apply.
- Opting out: reply STOP to any message to stop receiving texts. You may receive one final message confirming that you have opted out. You can also opt out by sending a privacy request.
- Help: reply HELP for help.
- Carriers are not liable for delayed or undelivered messages.
Mobile phone numbers and SMS opt-in data and consent are not shared with third parties or affiliates for marketing or promotional purposes.
We keep a record of your consent, including the version of the consent wording, the date and time, and the IP address and page it came from. Our Terms & Conditions also describe the text-message program.
7. How long we keep information
Our website automatically deletes its own copy of each form submission and consent record after about five years. Copies in our email and messaging accounts are kept only as long as we need them for the purposes in this policy and to meet legal requirements. If you become a client, we keep the records that real estate, mortgage, and insurance laws and regulations require for as long as those laws require.
Google Analytics data is kept under the data-retention setting of our Google Analytics account, after which Google deletes it.
8. Security
This site uses HTTPS to encrypt information sent between your browser and our server, and we use reasonable safeguards to protect the information we receive. No website, email, or text-message system is completely secure, so please do not send sensitive financial information, such as Social Security or account numbers, through our forms or by text.
9. Children’s privacy
This site is not directed to anyone under 18, and we do not knowingly collect personal information from anyone under 18. If you believe a minor has sent us personal information, please send a privacy request and we will delete it.
10. Links to other websites
This site links to websites run by others, such as government license-lookup pages, online loan applications, and social media. Those websites have their own privacy policies, and we are not responsible for their practices. Please review their policies before you give them information.
11. Your choices and California privacy rights
You can ask us to tell you what personal information we have about you, to correct it, or to delete it. You can also ask us to stop contacting you.
We post this policy as required by the California Online Privacy Protection Act (CalOPPA). Other laws, such as the California Consumer Privacy Act, give residents of California and some other states additional rights when those laws apply to a business. Whichever laws apply, we honor reasonable requests to access, correct, or delete your personal information.
We may need to confirm your identity before we act on a request. We may keep information that the law requires us to keep, such as transaction and licensing records, and the minimum information needed to honor a request to stop contacting you. We will not treat you differently for making a privacy request.
We do not sell personal information or share it for cross-context behavioral advertising, so there is no sale or sharing to opt out of.
12. Changes to this policy
We may update this policy from time to time. When we do, we will post the new version on this page and change the effective date at the top.
13. Contact us and privacy requests
To ask a question about this policy or to make a privacy request, use our contact form in privacy-request mode. You do not need to give a phone number or agree to text messages to make a privacy request.
In your message, tell us what you would like us to do, for example show you, correct, or delete your information, or stop contacting you. We will reply to the email address you give us.
